Portland area guides

Beaverton

Beaverton is where Portland's Douglas firs meet three generations of suburbs — 1960s ranches in Cedar Hills, 1980s split-levels on Sexton Mountain, 2000s two-stories on Cooper Mountain — and all of them fill with needles from October on.

Lake Oswego

Lake Oswego has some of the tallest firs, steepest lots and most cedar shake in the metro, and its homes are worth protecting properly — which is why half-round and copper gutters are so common here.

Lake Grove

Lake Grove was its own town before it was part of Lake Oswego, and it still has its own housing stock: single-level ranches and daylight basements on flatter ground, under as much Douglas fir as anywhere in the metro. That combination makes it the most straightforward — and usually the cheapest — gutter work in Lake Oswego.

Mountain Park

Mountain Park is a 1970s planned community on a hillside, which puts two questions in front of any gutter job here that do not come up elsewhere: where can the water legitimately go, and whose gutter is it. Sort those two out before you get quotes and the rest is ordinary work.

One metro, several kinds of gutter trouble

Every town around Portland shares the same long wet season, roughly October through May, and the same steady drip of Douglas fir needles. What changes from place to place is the age of the houses, the ground they sit on and how hard the winter wind hits them. Those three things decide which gutter problem a homeowner is most likely to have, so it helps to know which part of the metro you live in before you read a price or call for an estimate.

Older Portland neighborhoods

In the close-in east side neighborhoods, from Irvington and Laurelhurst down to Sellwood, many homes are craftsman bungalows and Tudors built between the 1920s and the 1940s. Their fascia boards are often original fir, and some still carry half-round gutters. The usual risk on these houses is a basement wall sitting beside a downspout that ends too close. A blocked outlet that soaks the old trim for several winters in a row comes a close second. Start with the Portland gutter repair guide, and read the half-round and copper guide if you want to keep a period look.

The west side hills

The West Hills, Southwest Portland and the slopes above Forest Park have steeper roofs, more cedar shake and taller trees. Ladder setups are longer, and needles land straight in the trough all year. The silt soil on these hillsides holds water and turns soft once it is soaked. So where a downspout empties matters as much as whether the gutter drains. The gutter cleaning guide covers how often trees like these call for a visit.

Beaverton and Washington County

Beaverton grew outward in stages, from 1950s and 60s ranches under big firs to 1980s split-levels and newer two-story homes farther out. Much of the ground is slow-draining clay. That makes old buried rain drains and short downspouts a frequent cause of damp crawl spaces and daylight basements. The Beaverton gutter guide walks through each era of house. Requests from Hillsboro, Tigard and Tualatin get the same general guidance.

Lake Oswego and West Linn

Here the lots are wooded and often steep, cedar shake roofs are common, and half-round and copper are a normal choice rather than an upgrade. Shake roofs change how guards can be fitted. Hillside lots change where downspout water can safely go, especially above a retaining wall or a neighbor. See the Lake Oswego gutter guide and the gutter guards comparison before choosing a guard for a shake roof.

The east side and Gresham

East of the river the soil is mostly gravelly flood silt that drains better. The bigger winter threat out here is ice. Cold air pushing west out of the Columbia Gorge can coat Gresham, Troutdale and the eastern neighborhoods in freezing rain, and that is when sagging runs and plugged downspouts fail. Gutter sizing here follows the same rules as anywhere else in Portland.

What changes at each city line

Permits, inspections and the rules on where roof water may be discharged are set by each city, so check with the city before tying a downspout into a drain or changing where it empties. Oregon contractors are licensed through the Construction Contractors Board, and its website lets you look up any license before you hire. Across the river in Vancouver, Washington, contractors register with a different state agency, so the Oregon lookup does not apply there.

What's the same everywhere in Multnomah County

The guides on this site — gutter repair, seamless gutter installation, gutter guards, gutter cleaning & moss removal, half-round & copper gutters — apply across Portland and every town listed above. Building permits, inspection rules and fees are set by each city, so a job in a suburb can follow slightly different paperwork than one inside Portland limits; the area guides note the known differences.

How estimate requests work

Calls and estimate requests from this site go to an independent local contractor partner who quotes and performs the work. You get a written quote before anything starts, and you are never obligated to hire. If you are outside the areas listed, call anyway and ask — the answer is quick.
